Justin & Ashley Eaton are real estate investors turned multi-store laundromat operators.
After years of investing in traditional real estate, they began to notice a shift. Following the COVID market boom, property prices surged, and interest rates climbed—making it increasingly difficult to find rental properties with strong cash flow. Rather than force deals that no longer made sense, Justin and Ashley pivoted into an overlooked but highly resilient industry: laundromats.
With no prior experience in the business, they took a leap and purchased their first laundromat for just $25,000. The store needed a complete transformation, so they performed a full gut renovation, rebuilding the business from the ground up. Within two years of reopening, that location now generates $13,000–$15,000 per month in cash flow.
Since that first project, Justin and Ashley have acquired, renovated, and relaunched multiple laundromats, building a growing portfolio of modern, high-performing self-service stores. They are currently rehabbing their fourth location while continuously refining their acquisition, renovation, and operations strategy as they grow.
Along the way, they’ve also partnered with friends and family as capital and operating partners, helping others participate in the opportunities they’ve discovered in the laundromat industry.
